Title insurance

If the seller does not pay for the owner's policy, the owner's policy and the lender's simultaneous-issue policy are the buyer's to pay, and that is disclosed to the buyer.

An estimate, not a quote. Title insurance follows Florida's promulgated rates; stamps, intangible tax and recording follow Florida statute, with Miami-Dade's deed rate and surtax applied there; property taxes are prorated by days (the seller owns January 1 through the day before closing; the buyer owns closing day), and recording uses the page counts you enter (a two-page deed and a sixteen-page mortgage unless you change them). If you already hold an owner's policy, ask us whether Florida's reissue rate applies. Your closing statement is the real figure. General information, not legal advice.
